Living in the beautiful but weather-tested region of Northern Utah means your home's roof takes on a special importance. From the scorching summer sun to the heavy winter snowfall, your roof needs to be a champion. Here's a breakdown of key things to understand about residential roofing in this unique climate:

Residential Roofing Materials

  • Asphalt Shingles: Asphalt shingles are the most popular choice for roofing in our area. They’re affordable, easy to install and can withstand all four seasons’ weather conditions
  • Metal Roofing: Metal roofs can be a great option for residential roofs. They’re generally more durable than shingles and have some energy efficiency characteristics as well. That said, metal roof materials are 2-3x more expensive than asphalt and are more difficult to install and repair. 

There are other residential roofing materials such as concrete tile and slate roofing. Due to cost and installation challenges, we do not currently service those roofing materials. 

Residential roofing maintenance

If you live in the Salt Lake City/Provo area you live in an area that is particularly harsh on residential roofs. Summer temps reach the 90’s and single digit or below zero winter temps with heavy snow mean maintaining your roof annually is a good practice. For this reason, we recommend regular inspections on your roof. 

In the spring you should look to have a professional inspection to check for any snow damage to seals around pipes, vents, chimney’s etc. A professional will also be able to inspect for signs of damage from improper ventilation. 

A fall inspection will cover any potential damage from summer storms. Wind and hail can cause damage that can lead to leaks. A fall inspection should also make sure gutters are clear of debris that might cause ice dams and damage to gutters, downspouts, soffits and fascia. 

Signs of Residential Roof Damage:

Here's a breakdown of some key warning signs that might indicate roof damage, regardless of your location:

Visible Signs or Residential Roof Damage:

  • Missing or Damaged Shingles: Curled, cracked, or missing shingles are a telltale sign of aging or storm damage. They expose the underlayment and your home's interior to the elements.
  • Flashing Issues: Flashing is the material that seals around roof valleys, chimneys, and other openings. Look for cracked, loose, or missing flashing, as it can allow water infiltration.
  • Granule Loss: Asphalt shingles have embedded granules that protect them from the sun's UV rays. Excessive granule loss exposes the asphalt and can accelerate shingle degradation.
  • Moss or Algae Growth: While not always a dire sign, moss and algae growth can trap moisture and create a breeding ground for further roof deterioration.
  • Visible Sagging: A sagging roofline indicates structural problems that require immediate attention from a qualified professional.

Signs of Leaks in a Residential Roof:

  • Interior Stains: Water stains on ceilings or walls, especially near the roofline or chimneys, are a clear indicator of a leak.
  • Mold Growth: Mold thrives in damp environments. Mold growth on your attic walls or ceiling suggests a possible roof leak.
  • Rotting Wood: Water damage can cause wood rot on your roof sheathing, trusses, or rafters. Left unchecked, this can compromise the structural integrity of your roof.

Finding a Reputable Roofer in Salt Lake City or Provo:

  • Look for contractors licensed by the Utah Department of Commerce https://www.dopl.utah.gov/.
  • Ask for references and check online reviews.
  • Get multiple quotes before making a decision.
